We sometimes have to transfer land by Special Warranty Deed because most of the available lots in this area were at one time held by the state. We believe that retiring baby boomers will drive Ozark Mountain prices much higher than they are now. Today's buyers may one day look back and congratulate themselves on their smart decision to buy in the beautiful Ozarks when prices were actually lower than they were in the 1970's!

The state only transfers land back to the private sector by Special or Limited Warranty Deed, so from that point on the title is commonly transferred in the same manner. However, as of October 1, 2003, new legislation changes the two year period to only 90 days from the date of transfer back to the private sector in which a former owner can challenge the sale from the state to the new buyer. (Act 1215 SB 763)
